INVESTORS CHEER INFLATION REPORT: 'Households saw higher prices for food and shelter, and lower prices for gasoline and used vehicles'. 

TRANSLATION: Housing and food cost more and cost is outpacing wage-growth. Any relief in gas and used car prices will be short-lived as the war in Ukraine heats up next month and, if/when China invades Taiwan. 

CONCLUSION: As investors cheer the 'improvement' of the inflation rate, houses/rent will continue to increase in cost/value even as we enter into a renewed era of stagflation, not experienced in the US since the late 1970's (rising cost and flat wages). #mortgage interest rates will improve as the yield on the US 10-YR TBILL continues to decline. This will motivate buyers who have been sidelined for the past year to reemerge in the market and create more competition for fewer houses. More competition for fewer houses will drive higher prices.

But even in one the hottest #realestate markets in country, subsets  of the market will see significantly different results. For example, in Wake County where the overall change in Median Sales Price was +2.2% in March, at the same time, the city of Raleigh, which is wholly inside Wake County witnessed a -5.2% change during the same period! Garner, a suburb of Raleigh that is equally in Johnston and Wake Co. saw a decline of 7.9%!!
