If you’re looking for a home that’s affordable, customizable and eco-friendly, you might be interested in modular or manufactured homes. But what are they and how are they different? Here are five top differences you should know:
- How they’re built: Modular homes are built in sections at a factory and then transported to a site where they’re assembled and attached to a foundation. Manufactured homes are built in one piece at a factory and then moved to a site where they’re placed on wheels or blocks.
- How they’re regulated: Modular homes have to follow the same state and local building codes as traditional site-built homes. That means they have to meet certain standards for quality, safety and energy efficiency. Manufactured homes have to follow the federal HUD code, which is less strict than most state codes.
- How they look: Modular homes can look like any other home you see on the street. They can have different styles, designs and features depending on your preferences and budget. Manufactured homes tend to look more uniform and boxy, although some newer models offer more variety and customization options.
- How they cost: Modular homes are usually cheaper than site-built homes but more expensive than manufactured homes. The cost depends on the size, location and complexity of the project. Manufactured homes are generally the most affordable option, but they also have lower resale value and may require higher interest rates and insurance premiums.
- How they move: Modular homes are meant to stay put once they’re installed on a foundation. They can’t be moved without taking them apart and rebuilding them again, which can be costly and time-consuming. Manufactured homes can be moved from one place to another if needed, but that may also affect their condition and value.
